How it works

Service Alberta is responsible for registering land ownership rights in Alberta.

The Land Titles Act provides the legislative framework for the department to register land related documents that both create and terminate legal rights in property.

To help with the calculation of fees to register some of the more common documents, a Land Titles Common Documents Fee Schedule has been created.

This manual helps government employees working in a Land Titles Office.

What’s important to know

  • All forms can be filled out online - Though the forms may seem simple to complete, they are legal documents. It's important to keep in mind there are legal consequences when changing title ownership. It's strongly suggested you get legal help when filling them out. 
  • We recommend using Internet Explorer on a desktop computer to download and fill out any forms. They may not work with mobile devices or Chrome.
  • Only use single-sided printing when printing forms

This Manual addresses document examination procedures in the Land Titles Office, and is primarily intended to provide assistance to Government of Alberta employees working in that area. It does not purport to be a guide as to the substantive law in respect to any of the topics covered nor is it a substitute for legal research. The Government of Alberta makes no representation or warranty as to the accuracy of any of the material set out in the Manual. In the event of any discrepancy between what is set out in the Manual and what is set out in an enactment, the enactment will prevail.

  • Affidavit of Execution (pdf) - for use when additional affidavits required - remember to attach the original copy of the affidavit to the original document.
  • Affidavit of Minors for Estates (pdf) - for use when completing a transfer, mortgage or other instrument executed by an executor, administrator or trustee under a will except an application for transmission or a caveat or a discharge of mortgage - remember to attach the original copy of the affidavit to the original document.
  • Affidavit of Officer (pdf) - for use when dealing with acquisitions or dispositions of real property by an incorporated congregation executed by an Officer of the congregation (must be completed by an Officer other than the Officers signing the acquisition or dispostion) - remember to attach the original copy of the affidavit to the original document.
